The Romanian property investment market attracted €253 million in the first half of 2026, down 35 per cent on the same period in 2025. However, the number of transactions remained almost stable, and CBRE indicates a pipeline of deals in advanced stages for the second half of the year, worth over €800 million.
The fact that transaction activity has held up, despite the decline in volume, shows that investors continue to seek out opportunities in a context characterised by low economic growth and high inflation.
The macroeconomic indicators used by CBRE in a recent report show GDP growth of 0.6 per cent for Romania in 2026 and 2.2 per cent in 2027. Inflation is estimated at 8.8 per cent this year and 5.5 per cent next year.
Retail accounted for approximately 80 per cent of investments made in the second quarter, with a volume of around 81 million euros. Interest in assets generating stable income was accompanied by a narrowing of investment yields, to 7.65 per cent for prime shopping centres and 8.10 per cent for regional retail parks.
CBRE reports that the pipeline for the second half of the year is underpinned by two major transactions in the retail and logistics sectors. The completion of deals currently in the pipeline could push the investment volume in 2026 above last year’s level.
The expansion of the retail sector is also creating a potential market for energy solutions. The modern stock has reached 4.859 million square metres, and nearly 300,000 square metres are planned or under construction for the period 2027–2028.
New shopping centres and retail parks can drive demand for photovoltaic systems, batteries, charging points, energy efficiency and digital consumption management. For energy suppliers, portfolios comprising multiple locations can become key clients for integrated solutions and long-term contracts.
